One is a true automated maintenance program where the Steady team performs certain maintenance tasks throughout the year, while the other is more of a call us as you need us approach.   • Take your subscription to your new home if it’s in our service area!
  • “Gift” your subscription to the buyer of your current home.
  • You will get a report card after each visit detailing what was completed! If we find any areas that could use extra attention, we will notate these on your report!
  • You may pay monthly with an auto draft, set up at the time of sign up.
  • You may pay IN FULL for the year and get a $200 discount.
  • We will be in your home 5 times per year: 1 time for the annual check up and 4 times for your maintenance schedule.
  • You are a priority! If you need additional services not included in your maintenance plan, you will receive first choice on our schedule over non-subscribers.
  • Though we promise to give a 100% satisfaction guarantee, we understand life happens. As long as written notice is provided 30 days before your next scheduled date, you may cancel your subscription.

  • If you paid in full, you will receive a refund for the work not yet completed. Paid in full subscribers received a discount on services based on an annual commitment. The refund will reflect a deduction for discounts received on work already completed.
Exterior
  • Check for rotted wood
  • Check sealant around windows and doors (exterior)
  • Check for foundation cracks
  • Check insulation on suction line outside and in attic
  • Check cleanliness of condenser unit
  • Check weather stripping and sweeps. Look for light and feel for air
  • Check all faucets outside for leaks

  • Inspect fence if there, check gates for operation

Interior
  • Check faucets inside for leaks
  • Check stoppers on sinks
  • Check p-traps and drains for leaks

  • Visually inspect cabinet doors/drawers for sagging and glides for operation
  • Check for interior drywall cracks, walls and ceilings
  • Operate vent fans (see if they vent in attic)
  • Interior caulk around shower, tub surrounds, and sinks
  • Check for GFI outlets where needed; test outlets
  • Check for smoke detectors
  • Check attic pipe insulation
  • Check for double tap neutrals in the panel
  • Check for proper vent fan and exhaust fan ventilation

  • Air Filters: 9 Merv+, replace up to 3 per visit. Does not include floor vents.
  • Light Bulbs: Replace up to 2 exterior bulbs and 2 interior bulbs. 12′ height restriction.
  • Leak Check: Interior Faucets/P-Traps/Drains, Exterior Spigots, Washer Hoses, Dishwasher/Icemaker/Refrigerator Supply Lines (visual only). Check moisture content under sink with moisture meter. Replace up to 1 seat and spring per visit.
  • GFI Outlet: Replace up to 1 per year.
  • Toilet Check: One flapper per visit if needed, tighten handle and bolts.
  • Door Maintenance: 3 doors per visit, tighten stripped screws, adjust strike plates, lube locks.
  • Exterior Caulk: Windows and doors, up to 25LF of clear caulk included, no paint, no windows over 12′ high.
  • Weather Stripping: Replace up to 36′ of door weather stripping per year.
  • Dryer Vent: Must be on the side of the house, not the roof.
  • GFI Check: Verify GFIstrip, install up to 1 per year.
  • HVAC Suction Line: Replace up to 8′ insulation on the exterior.
  • Smoke Detector: Replace all batteries once per year. Add up to one detector where required by code.
  • Winterize: Add covers to all spigots; wrap up to 20LF of exposes pipe. (EXTRA for crawlspace)
